Buyers Beware: What to look out for when you’re buying a home.

There’s a lot to prepare before you get started on the home buying process. Here’s a list of my top suggestions to keep in mind as you start your journey.

Must haves
Ask yourself what your “non negotiables” are. With houses going as quickly as they are, it’s important to not lose sight of your must haves. Don’t make any rash decisions that you could regret, but understand that in this market, sometimes you can’t afford to “sleep on it”. Preparing a list of your must haves ahead of times helps you get comfortable with jumping into an opportunity to put an offer on a house that will sell quickly.

Strong smells
If there is an overwhelming smell of air fresheners or fresh paint, be careful that there aren’t any underlying issues. Sometimes, these are not red flags at all, but if you’re noticing that it’s overdone, it’s okay for your realtor to ask the listing agent more questions. 

Buying a home without a real estate agent
The home buying and selling process is not as simple as it may appear. When you are buying a “FSBO” (For Sale By Owner) home, your purchase agreement can be missing key contract terminology that could hurt you in the end. These transactions can get sticky if a professional isn’t involved. 

Buying a home without the right realtor
The right realtor is someone who has your best interest in mind. If your realtor is responsive, takes you to houses you can afford, and will do whatever it takes to make sure you get the home of your dreams. I understand that there will be times you aren’t sure if your offer will be accepted in this competitive market or that you won’t find the right home. I always tell my clients to try not to stress about the home buying (or selling) process- That’s what I’m here for. I have been known to roll up my sleeves and help paint, distract kids as parents discuss their thoughts after a showing, and be a tough negotiator when I know my clients’ needs.

Ultimately, you know best
While I am a real estate professional and can give you suggestions on what I would personally do if I were in your shoes, you are the one who will be living here. Trust your instincts; If something doesn’t feel right, it probably isn’t!
